Two Clive listings can share a ZIP code, a school-district reputation, and a headline price within a few thousand dollars of each other. The one on the east side of NW 142nd Street sits in Polk County, feeds into Valley High School, and was probably built between 1985 and 1998. The one on the west side sits in Dallas County, feeds into Waukee schools, and was almost certainly framed after 2015. The tax bills won't match. The floor plans won't match. And the reasons a buyer would pay list price are not the same reasons on each side of the road.
That is the mechanism most out-of-market buyers miss when they open a Clive search. The city's median sale price tells you almost nothing until you know which side of 142nd the house is on.
The line itself
Clive straddles Polk and Dallas counties, sitting between Urbandale to the north, West Des Moines to the south, and Waukee to the west, along the I-35, I-80, and I-235 corridors. The dividing street inside the city has been formalized by Clive itself: the portion of Clive east of 142nd Street is served by the West Des Moines School District, and the portion west of 142nd Street is served by the Waukee School District. Because the county line runs alongside that split, one street quietly determines four things at once: your county assessor, your school district, your dominant housing vintage, and your property tax rate.

What the median hides
A single Clive median price is doing a lot of work. Early-2026 data pegs the median sold price in Clive at approximately $357,500, with a price per square foot of $243, up 7.7% year over year, and active listings ranging from condos under $200,000 to new luxury construction above $2.6M in the northwest corridor. That is not one market. It is at least three: an entry-level attached-housing tier east and along Hickman, an established single-family middle east of the line, and a premium new-build tier west of it.
Days on market reinforce the split. Clive is currently moving at a measured pace around 91 days on market, a marked contrast from the compressed 2021-2022 environment, while the broader metro under $350K still leans to sellers. Per DMAAR MLS data for July 2026 across Polk, Dallas, and Warren counties, 3,505 active listings sat against a ~850-sale monthly pace, roughly 4.1 months of inventory, with 61% of July's closings selling within 30 days of listing. Read those two numbers together: the fast half of the metro is the entry point, and Clive's slower average reflects the fact that a lot of its inventory sits above that price band, especially west of the line.
The point most Clive buyers miss: the same $500,000 buys a very different product depending on which side of NW 142nd Street it lands on. East, that's a well-kept established home on a mature lot near the Greenbelt. West, it's often a smaller new build in a Waukee-schooled subdivision where the neighbor's roofline is still under warranty.
The tax gap that survives closing
The county line is where the friction gets real, because Iowa property tax is a stack: city rate, school rate, county rate, plus assorted levies.
Clive's municipal piece is genuinely modest. Per the city, Clive has one of the lowest municipal and combined property tax rates in the Des Moines Metro, with the FY 2025-2026 municipal rate at $9.92 per $1,000 of taxable valuation. What changes across the line is everything else stacked on top of that rate.
At the county level, Dallas County's effective property tax rate is 1.32%, with a median property tax bill of $5,154 per year, while Polk County's effective rate is 1.51%, and its $4,251 median annual tax payment is among the highest in Iowa. Dallas County's rate is lower in percentage terms, but assessed values inside Clive are higher than the Dallas County average, which is why the median tax bill in Dallas County is $3,628 while Clive's median sits at $6,437. Translation: a buyer choosing Dallas-side Clive for the lower rate should still budget for a bill in that $6,000+ range once school and city levies stack on. This is the kind of number that surfaces at the mortgage escrow calculation, not the showing.
For sellers, the same math cuts the other way. A Dallas-side home listed on price parity with a Polk-side comp is quietly the cheaper carry for a buyer over ten years, and pricing strategy should reflect that.
Two districts, one enrollment deadline
The school-district split does more than change the mascot. Waukee opened Northwest High School in 2021 to accommodate growth, and the west side of Clive feeds that footprint. The east side feeds Valley through Clive Learning Academy and Crestview School of Inquiry, both PK-6 elementary schools.
The transactional wrinkle: Iowa lets families cross district lines, but on a calendar. Iowa law allows families to send children to a different school district than where they live through open enrollment, with the typical deadline of March 1 for the following school year, and transportation becomes the family's responsibility. That means a buyer closing on a west-side Clive home in April who wanted the east-side district cannot simply enroll for August. They are looking at a September start in the assigned district or a private/homeschool bridge until the next window. For a family with a rising kindergartener, that timing detail is the single most disruptive thing about a Clive purchase, and it is not disclosed at closing. It is a calendar problem, not a paperwork problem.
If schools are the driver of the move, confirm the district at the parcel level before offer, not before close. Boundary lines can zigzag inside a subdivision.
What is actually being built on each side
The west-side corridor is where Clive's new-construction story lives. The most significant recent residential development in Clive is concentrated in the northwest, along NW 165th through NW 183rd Streets, Berkshire Parkway, Aurora Drive, Tanglewood Drive, and Valleyview Circle, with primarily new construction or recent builds from the 2010s through 2025, homes ranging from approximately $700,000 to $2.65M+, and typical configurations of 5 to 6 bedrooms, 4 to 6 bathrooms, and 2,000 to 5,200 square feet. KRM Custom Homes' Shadow Creek sits on Clive's northwest quadrant with lots in both standard and walkout styles, and additional attached-housing product is queued: a submitted site plan calls for 12 detached townhomes on the north side of Outlot Z of Berkshire North Plat 9, adjacent to the existing Berkshire North Plat 9 townhomes on Wilden Drive.
The east side reads differently. Country Club Boulevard and the surrounding Clive Country Club area function as the established luxury tier, with well-maintained builds on larger, more mature lots and a quieter street character. If a buyer wants shade trees at closing and a subdivision that is fully built out, that is an east-of-142nd search. If they want a floor plan that assumes a home office and a second primary suite, that is a west-of-142nd search.
The 2026 civic layer that changes both sides
Not every capital project moves the needle for a homebuyer, but two on Clive's docket do.
First, park investment on the east side is landing this year. Per the city's parks department, spring 2026 will see openings including the new Greenbelt Landing and the redesigned Linnan Park, with Linnan Park opening with two shelters, a splash pad, and upgraded playground while keeping the original futsal court, and Greenbelt Landing bringing a permanent stage, accessible playground, updated events building, and a wetland walk. Those are amenities that appraise indirectly, through comparable sales in the surrounding blocks over the next twenty-four months.
Second, the city's capital plan is heavy on flood mitigation. FY 2026/2027 capital budget requirements total approximately $39.6 million, with 2026 spending authorizations including $15.97M in transportation improvements, $18.55M in flood mitigation, and $1.125M for Greenbelt/park facilities. That flood-mitigation line is worth paying attention to for anyone looking at properties near Walnut Creek and its tributaries, which cut across both sides of the line. From there, every other comparable, every tax assumption, and every school conversation falls out cleanly. A buyer who prices a west-side new build against an east-side comp is not really comparing houses. They are comparing two different cities that happen to share a name.
